الفكرة الأساسية هي بناء هذه الشقق الفندقية كفندق خاص ومفروش بشكل فاخر لكبار السن الأثرياء مع إمكانية الشراء أو الاستئجار سنويًا ، مع توفير الإشراف الطبي والوجبات.

وبحسب التحليل التقني الاقتصادي ، تبلغ قيمة الاستثمار 4،352،329 يورو (غير شامل المعدات والأثاث).

Construction project of condo hotel with 4 *

Location: Herceg Novi, Baosici. The whole plot has an area of 2381 sq meters. It has 2 owners.

Description: The plot is located in the center of Baosici, right below the road, 80 m from the sea. It’s a really nice place surrounded with old olive trees and new luxury villas.It has a road, water, electricity and sewer connections, geological and geodetic reports, concept design and a building permit for the plot which passed through the Ministry of Sustainable Development.

Purpose: Construction of residential condo hotel.

The recommended project is designed for a building with 5 floors (one of them being underground, for garages and technical rooms), with 3776 gross square meters.

The 2440 neto square meters include a residential area, a 100 sq meters restaurant, shops, a beauty salon, a 100 sq meters bar, 810 sq meters for garages, a 120 sq meters swimming pool. The plot is fenced and has its own driveway.

The concept design, extended and priced bill of quantities and the techno-economic analysis are verified and accepted by the Ministry of Construction.

The basic idea is to build this condo hotel as a special, luxuriously furnished hotel for well-off seniors with the possibility of buying or renting annually, with provided medical supervision and meals. 

According to the techno-economic analysis, the investment value is 4,352,329 euros  (equipment and furniture not included) .

Different forms of cooperation are also possible: joint construction, joint-stock company, purchasing the plot etc.
